| Zager Properties offer many significant improvements
over other office buildings in our market. But the
first thing you’ll notice is how attractive

Our properties are well designed, well built, and
well managed by experienced professionals. We pay

| 2.) How big are your suites? |
| Zager Properties are characterized by extreme flexibility
in terms of layout and size of office space. We can
build out in 300 square foot increments, in sizes
from 900 square feet all the way to over 20,000 square
feet. |
| 3.) Are your office suites for sale or rent? |
| You can lease or purchase our office space, or
lease with an option to buy as a condo. |
| 4.) Does ‘fit out’ of
the office space cost extra? |
| Our standard fit out is actually a deluxe fit out,
with drop ceilings, recessed lighting, commercial
grade carpet, oak flush doors, and more included
at no additional cost. However, if extras are required,
such as custom cabinetry, Formica counters, special
fittings for dentist’s offices or doctor’s
offices, these are available ala carte. We’ve
done many special upgrades such as lead walls, vacuum
and water lines for dentists, or raised panel walls
and custom receptionists’ desks. |
| 5.) Will I be able to get the exact office layout
I want? |
| Our buildings are clear span construction, so we
have no columns to stand in your way. We install
the final underground plumbing only after your final
fit out plan is approved so that we can place bathroom
sinks and other features where they are needed. Our
architect will work directly with you to develop
the exact plan to meet your specific requirements. |
| 6.) What if we want to move up to a bigger office
after a year or two? |
| We work hard to get you in our buildings and we’ll
work hard to keep you there. Fortunately, our large
number of suites allows us to accommodate many of
our tenants who wish to move up in office suite size
without disrupting their lease. |
| 7.) When you say turnkey operation, what does that
mean? |
| When you move into a Zager Property, all the big
and little things are taken care of from the name
and logo on your door and outside marquee, to the
acquisition of building permits. This leaves you
free to focus entirely on your own business. |
| 8.) How about parking? |
| Parking is provided near the front door of each
office suite. Our parking lots are ample to meet
the needs of today’s businesses. |
| 9.) The comfort of my employees is obviously very
important. Our last office was always cold in the
winter and hot in the summer. Can this be avoided? |
| In order to solve this problem, Zager Properties
provides each of our suites with an independent heating
and cooling system complete with its own dedicated
thermostat. Individual thermostats allow for maximum
comfort control for every tenant. |
| 10.) Can you tell me
how much of my space is considered “common
area?” |
| Our unique design eliminates interior common areas.
Therefore, there is no “up charge” for
useable vs. rentable space, as in many other buildings. |
| 11.) Will my office be pre-inspected before I move
in? |
| Zager Properties office suites meet all local and
state building codes. Various inspections occur during
construction and an occupancy permit is obtained
before tenants move in. |
